For Sale by Public Auction on Friday 9th July 2010 at 6.30 pm at The Legacy Royal Victoria Hotel, Llanberis LL55 4TY(unless sold prior)
In the Snowdonia National Park a remarkable run of mountain, moorland and rough grazing including the peaks of Moel Cynghorion and Foel Goch. In all about 1,090 acres. Guide £1M - £1.1M.
Helfa Fawr lies amid breathtaking countryside just 2 miles to the north of the town of Llanberis, home to the Snowdon Mountain Railway and, more recently, the Dinorwig Hydro-Electric Power Station, the largest of its kind in Europe. The farm is located in the north western corner of the Snowdonia National Park and, at its closest point is around 2 miles from Mount Snowdon itself, indeed the north eastern boundary of the farm is with the Snowdon Mountain Railway. The town of Caernarfon lies around 7 miles away whilst the main A5 is around 11 miles away.
Extending in total to approximately 1,090 acres, Helfa Fawr lies within a ring fence, bounded by streams, adjoining farmland, mountain and lake. It comprises a productive run of mountain, moorland and rough grazing, rising from about 230 metres in the north where it flanks the Afon Arduu to 674 metres above sea level on the peak of Moel Cynghorion in the southeast. Between this mountain and Foel Goch is an excellent, sheltered valley with good stream. As is typical for the area, the farm is well suited to sheep grazing and recent farming policy has included lamb production from a flock of welsh mountain ewes.
The former chapel of Capel Hebron lies within the curtilage of the farm and, along with two other cottages, is in separate ownership. There are a number of redundant stone farm buildings or cottages that maybe suitable for conversion to residential/holiday use, subject to the usual planning consents.
North East: From Llanberis, directly opposite the Legacy Royal Victoria Hotel, turn onto Victoria Terrace and continue, ignoring the right hand turn, following the black signposts for “Snowdonia Footpaths”. Follow this track up the hill, (Postcode LL55 4UW will get you on the right track) passing under the railway line and onto Helfa Fawr land. This track ultimately leads to the neighbouring farmhouse. A gate and track opposite Hebron Station gives further access to Helfa Fawr.
North West: Follow the signs to the centre of Llanberis and take Capel Goch Road. Continue past a library on your right bearing left on Ceunant Street and follow the road/track (which is gated in places) past the Youth Hostel (Postcode LL55 4SR) and bear left just past Hafod-uchaf (the gate may be shut). Continue until you ultimately arrive on Helfa Fawr having crossed over a narrow stream bridge.
There will be no ingoing valuation nor counterclaim for dilapidations.
