Preparing for the viewing

Remind yourself of the name of the viewers and ensure parking/access to the property is convenient and uncomplicated.

Ensure the first impression of the property, be it a door straight onto the pavement or a front garden or elevation, creates the best impression possible. |

De-clutter the interior of the house to show the house and its features to the full. |

Weed garden areas and cut lawns in advance of viewings. |

Open up and air the property before viewing to create a fresh flow of air. |

Ensure the property is clean throughout. Internal polish and fresh brewing coffee can be helpful. |

There may be times when it is appropriate to consider freshening up internal decoration, particularly within important areas such as the main living room, kitchen, main bedroom and bathroom. |

Think through the viewing to ensure viewers are not back tracking through the property or up and down the stairs, and also select the right place to end the viewing for the purposes of concluding matters and perhaps having a chat.

During the visit make a mental note of questions which you were unable to answer, so these can be followed up by ourselves in discussion with you after the viewing. |
