Despite Government lockdown having prevented spring viewings nationwide, Kivells are pleased to report activity in their Farms and Land sales department, with a number of notable launches, agreed sales and further pipeline of farms due to launch this Summer.

Transactional activity on our existing properties took place with many team members and solicitors home working, leading to sales being agreed, including Woodley Park; comprising traditional 4 bedroom detached house set in approximately 71 acres, offered on the market in lots, with all of those lots having found a buyer during lockdown.  The property’s rural seclusion, combined with pleasant amenities such as woodland and lake attracted interest from across the country.

Strong activity is presently seen for Ryall Farm at Bradworthy, being an immaculately kept farm in the traditional Devon heartland, with 3 bedroom detached house and 121 acres of ring-fence land.  Demand here is particularly keen due to the vendors’ meticulous nature in farming and maintaining the holding.

Similarly a 421 acre arable farm and a 108 acre stock farm, both in Mid Cornwall, have found homes during lockdown with these transactions destined to go over the line shortly.  This has shown confidence in the market, in Cornwall particularly.

Dairy farms too are coming forward including a 350 acre ring fence dairy in Northeast Cornwall.  A 200 acre dairy unit in North Cornwall and recently launched Meadwell Farm in West Devon, being a highly productive dairy extending to 263 acres, with 3/4 bedroom house and 3 bedroom cottage at a guide price of £2.4million.

The amenity and residential market appears to be gaining pace in the Southwest as city purchasers look to relocate to safer destinations, and prime areas seeing the greatest interest in activity.

This combines neatly with the launch of Higher Swannaton near Dartmouth extending to 56 acres with a guide price, of all five lots, at a cumulative total of £1,590,000, being a stunning location boasting ample buyer opportunities.  A further block of off-ground at Jawbones, just up the coastline extends to a further 27 acres with a guide price of £250,000.

Director Simon Alford, and Associate and Farms Coordinator Jackie Chegwyn, of Kivells Farms Department, comment, “The level of activity in farms and land across the firm shows commercial opportunities launching this year and sizeable transactions having been completed lately. This suggests demand is strong, and supply is building to meet this demand, whereby our available stock is not around for long, with no properties showing evidence of becoming stale where they offer prime amenity appeal or commercial agricultural opportunities.”

Farms Lead, Thomas Rattray, reports, “This is a very busy time for us in farm agency, representing one of our strongest listing of farms and land on the firms books for some time, looking to grow further throughout the year, and we welcome contact from buyers and prospective vendors alike.”
