The farms and land market remains buoyant despite Inheritance Tax legislation changes on the horizon, the postponement of the Sustainable Farming Incentive and stand-alone Capital Grants, and the price eases in the beef and sheep sectors. 

Many farms in the South West coming to the market in 2025 are now live, with the amount of acres launched being higher than the last few years, albeit with no particular trend suggesting a reason. 

What sold in the first quarter of this year tended to be sales agreed in the latter part of 2024, but more recent sales of bare land, particularly that at public auction, suggests there is no sign of downturn in the marketplace, albeit smaller blocks of land have been most prevalent, continuing to see more concentrated prices per acre against larger blocks which traditionally require borrowing and a private treaty setting.
