In August, the Government published the new National Planning Policy Framework (NPPF), introducing the most substantial overhaul of England’s planning rules since 2012.

With the headline grabber of focusing development around train stations, this new NPPF reinforces the Government’s target to deliver 1.5 million new homes over the current Parliament, requiring Local Planning Authorities to produce development plans to fully meet or exceed the identified local housing and infrastructure needs. 

For landowners, this positive approach to development needs creates opportunities across a much wider range of sites, including brownfield and underused urban land, infill, under utilised commercial and residential property and greenfield strategic growth locations.
