Following on from a fantastic spring, Kivells' first summer auction of the year got off to a phenomenal start, with over £2 million in sales achieved.

The sun was once again shining at Lifton Strawberry Fields, where 15 desirable lots went under the hammer including land, residential property, commercial premises and development opportunities.

Residential property continues to prove popular, with strong interest leading up to the auction and fierce bidding in the room.

Fir Hill, a former equestrian residence set over 5.26 acres and nestled on the outskirts of the Cornish village of Nanstallon sold for £360,000 against a guide of £325,000. 9 Boxwell Park, a spacious three bedroom detached bungalow in Bodmin sold for £190,000 against a guide of £200,000.

A detached “Reading Room” in Bridestowe, providing a storage or hobby space, sold for £38,000 against a guide of £20,000.

Kivells’ strong marketing campaigns were once again perfectly demonstrated when Webbs House, one of Liskeard’s most iconic and imposing buildings, and 4 West Street, a Grade II listed three bedroom, semi-detached property set on the periphery of Liskeard, sold prior to auction.

Webbs House, constructed in 1833 and once visited by the King of Saxony during its time as Webbs Hotel, sold for £80,000 against a guide of £65,000 and 4 West Street sold for £125,000 against a guide of £100,000.

Public auction remains a popular method of sale for land, with 10 lots available and successfully selling in Julys auction.

Star lot of the night was the 29.11 acres at Southcoombe Road in Downgate, Callington. The land, which also includes a large agricultural building/covered yard and small stone store, sold for an impressive £500,000 against a guide of £275,000. 3.51 acres in the same location saw the hammer fall at £44,000, £9,000 above its guide.

1.71 acres at Fullaford Road, Callington sold for £130,000 against a guide of £50,000 and 3.95 acres at Bray Shop sold for £60,000 against a guide of £50,000.

Heading across the border into Devon, 6.51 acres near Bradworthy Common saw the hammer fall at £72,000 against a guide of £75,000, 17.01 acres in Widecombe-in-the-Moor reached its guide of £115,000, as did the neighbouring 7.52 acres which sold for £55,000.

Bidding was fierce for the three lots of land at Foxhole Moor Farm in Halwill. 9.56 acres sold for £155,000 against a guide of £85,000, 4.49 acres sold for £62,000 against a guide of £40,000 and 15.67 acres sold for £65,000 against a guide of £70,000.

During a packed auction room we witnessed tremendous results being achieved, with national and international interest in the lots offered.

Kivells auctions are legally binding on the fall of the gavel, and this has proved extremely popular with vendors and buyers alike.

I am once again delighted with the results that have been achieved for our clients and look forward to a busy summer of auctions.
