Kivells’ penultimate auction of 2025 sees sales reach in excess of £2.2 million

Over 150 keen bidders and spectators filled the auction room in anticipation for Kivells’ 9th auction of the year, where 20 varied and sought-after lots went under the hammer. 

Residential property was once again in strong demand with star lot of the night, Merrywell, selling for a phenomenal £380,000 against a guide of £180,000 - £200,000. This two-bedroom detached bungalow in Merrymeet, subject to a Section 106 Agreement, received huge amounts of interest prior to auction, reinforcing Kivells’ strong marketing campaigns. 

Penquite Lodge, a two-bedroom bungalow set on a large plot in Golant, also generated strong interest, seeing the hammer fall at £315,000, £90,000 above its guide. Rose Cottage, a three-bedroom detached character cottage in Tregonetha sold for £270,000 against a guide of £150,000 - £175,000. 

67 Rectory Road, a three-bedroom semi-detached house in Lanivet, sold for £155,000 against a guide of £140,000, The Bungalow, a three-bedroom detached residence in Hessenford, sold for £172,000 against a guide of £125,000 - £150,000, and Blackbird Stable, a stone barn conversion requiring full renovation, reached its guide of £140,000. 

Anderton Farmhouse, a four-bedroom farmhouse in St. Juliot, requiring complete renovation, also exceeded it’s guide of £200,000 - £225,000, seeing the hammer fall at £290,000. 

Auction continues to be a popular method of sale for land. 3.98 acres of woodland at Trehingsta, Bray Shop sold for £34,000 against a guide of £30,000 - £35,000, 26.15 acres at Pengold Farm in Crackington Haven sold for £115,000 against a guide of £100,000 and 37.97 acres in the same location reached its guide of £200,000, as did the 2.20 acres at East Lake, East Chilla, seeing the hammer fall at £25,000. 

Bidding was fierce in the auction room for the 1.56 acres of land at Little Downs, Cardinham. The land, which also includes the remains of a farm building, sold for £60,000 against a guide of £25,000 - £30,000. 

A former stone barn in Callington, in need of repair, sold for £15,000 against a guide of £5,000 and a former Working Men’s Institute in Hessenford, with tremendous potential, sold for £45,000 against a guide of £25,000.
