It was a beautiful evening for Kivells’ fourth auction of the year where a packed room witnessed 13 varied lots go under the hammer, seeing in excess of £1.8 million in sales achieved.

Residential property generated strong interest in May’s auction reinforcing that auction is the ideal method of sale for the right property.

The Old Forge, a detached two-bedroom bungalow in Venn Green, sold for £110,000 against a guide of £100,000.

21 Victoria Road, a characterful three-bedroom mid-terrace cottage situated in one of the most convenient locations in Camelford, sold for £115,000 against a guide of £100,000.

Forge Cottage, a spacious three-bedroom property set in the heart of the peaceful rural village of Lower Metherell, saw the hammer fall at £188,000, £38,000 above its guide.

Bidding was fierce for Ken Caro in Pensilva. This substantial three-bedroom detached dormer bungalow set within approximately 17.2 acres sold for an impressive £500,000, £75,000 above its guide.

Kivells’ strong marketing campaigns were once again perfectly demonstrated when Glenn Park, a versatile smallholding set in approximately 4.7 acres of gardens and pastureland in Woodacott sold prior to auction.

Demand for land remains high with star lot of the night being the 6.74 acres of land at Upton Cross, selling for a phenomenal £145,000 against a guide of £70,000.

5.59 acres of land at Penloe Field, Woolley sold for £75,000 against a guide of £65,000 - £75,000, 13.80 acres at Furzedon Field in Trewidland sold for £110,000 against a guide of £110,000 - £115,000, 5.67 acres at Ugworthy sold for £50,000 against a guide of £45,000 - £50,000, 15.54 acres west of Wainhouse Corner sold for £140,000 against a guide of £140,000 - £150,000, and 2.42 acres at Milton Damerel saw the hammer fall at £34,000, £14,000 above its guide.

Kivells Director Sam Turner MNAEA commented, ‘Our May Collective Property Auction was another excellent success for our vendors, with a packed auction room that was basked in sunshine. Some tremendous results were achieved.

There was once again a variety of lots available from across the county and a fantastic atmosphere in the auction room with an abundance of online bidders also participating.
