Kivells’ September Collective Property Auction has delivered another strong set of results, with competitive bidding across a wide range of land and property, resulting in sales exceeding an impressive £4 million, to the delight on our vendors.
Held on Wednesday 2 September at Lifton Strawberry Fields in Devon, the auction demonstrated continued demand for a variety of property and land across Devon and Cornwall, with multiple lots achieving prices significantly in excess of their guides.
Among the standout results was Great Knowle Farmhouse, Pyworthy, which sold for £280,000 against a guide price of £200,000. Strong competition was also seen for agricultural land, with 22.53 acres at Lake, Bradworthy, selling for £315,000, against a guide of £225,000, and 9.14 acres and stables at Harrowbeer Lane in Yelverton seeing the hammer fall at £230,000, £35,000 above its guide.
Further highlights included the three lots at Little Silworthy Farm in Bradworthy. This unique and substantial farmstead, once home to celebrated Edwardian novelist Charles Garvice, generated strong interest in the auction room. The farmhouse, agricultural buildings and 44.84 acres of land reached its guide of £750,000, 36.06 acres achieved £422,000 against a guide of £275,000, while the smaller 0.50-acre parcel sold for £22,000, more than double its £10,000 guide.
There was also considerable interest in land at Cliffs, Blisland, where 4.55 acres sold for £85,000 against a guide of £45,000 - £50,000. 26.01 acres at Dunns Farm, Boyton, achieved £280,000 against a £200,000 guide, 5,84 acres at Upton, Bude sold for £105,000 against a guide of £95,000, land at Spring Lodge in Eastcott saw the hammer fall at £220,000, £20,000 above its guide, and 6.12 acres at Milladon Lane in Trurulefoot sold for £46,000 against a guide of £50,000 - £55,000.
The results continued across the auction, with Higher Troswell Farm, North Petherwin, selling for £340,000 against a £295,000 guide, alongside its associated land parcels. 5.64 acres achieved £55,000 against a guide of £50,000 and 15.87 acres sold for £158,000 against a guide of £145,000.
Orchard Barn, Linkinhorne, achieved £174,000 against a guide of £100,000 - £125,000, whilst the neighbouring ‘Old Store’ sold for £16,000 against a guide of £10,000.
Auction continues to prove a popular method of sale for the right residential property. Westerleigh, a deceptively spacious two-bedroom mid-terraced property in Looe, sold for £150,000 against a guide of £50,000 - £75,000, Rose Hill Bungalow, a detached two-bedroom property in Shebbear, sold for £150,000 against a guide of £125,000 - £150,000, and Penrest, a three-bedroom semi-detached bungalow in Pensilva reached its guide of £140,000.
Kivells’ strong marketing campaigns were once again perfectly demonstrated when Benvenuto, a two-bedroom detached bungalow in Dobwalls sold prior to auction.
