It was a sweltering evening for Kivells’ 5th auction of the year, where 8 varied and sought-after lots went under the hammer, seeing in excess of £820,000 in sales achieved.

Not only did June bring us a heatwave, it also saw demand for land heat up, with multiple lots far exceeding their guides, reinforcing that auction remains a popular method of sale for the right property.

7.87 acres of land at Liftondown sold for £145,000 against a guide of £75,000, 0.40 acres of woodland and amenity land in St. Keyne sold for £22,000 against a guide of £5,000 - £10,000, and 17.90 acres at Woolladon, Meeth saw the hammer fall at £180,000, £50,000 above its guide.

Bidding was fierce for North Kestle in Tregadillett, near Launceston. This charming rural smallholding with a substantial farmhouse, adjoining stone barn, range of miscellaneous outbuildings and just over 4¾ acres, sold for an impressive £424,000, £49,000 above its guide.

Commercial property also continues to generate strong interest with 1 Southgate Place, a Grade II listed, four storey premises in Launceston, selling for £50,000 against a guide of £75,000.

Kivells Director Sam Turner MNAEA commented, ‘During a blisteringly hot summer’s evening, our June collective property auction was once against another great success.

There was a wonderful atmosphere in the auction room and a wealth of bidders online.

Land prices remained strong, with some great results achieved for our clients and I would like to thank our vendors and all of the Kivells team involved in what was another successful evening.
